San Antonio and the surrounding Hill Country see their strongest thunderstorms mostly in spring, and those storms can bring large hail and damaging wind. Summers are long and hot, with intense sun that ages roofing materials and sealants faster than in northern states, and the remnants of tropical systems can bring heavy rain. A roof here is judged as much by how it handles heat and UV as by how it handles a storm.

Asphalt shingles cover many homes, alongside standing-seam metal, which is popular for its durability and heat performance, and clay or concrete tile in some neighborhoods. Commercial buildings use low-slope membranes, modified bitumen and metal, often with a lot of rooftop equipment that needs to be documented around. Each material shows hail and wind differently, so the record notes the material and the location of every condition we find.

Heat, ventilation and roof life

In South Central Texas, attic heat is one of the biggest factors in how long a shingle roof lasts. We look at intake and exhaust ventilation, radiant barriers where present, and the condition of sealants and pipe boots that bake in the sun. Reflective or lighter-colored materials and metal can reduce heat load, and we lay out the options honestly. In summer we start work early in the day for the crew’s safety and the materials, and we plan around the spring storm season when scheduling gets tight.
