Rochester’s buildings

Rochester has grown steadily for decades, and its roofs reflect that. Older neighborhoods near downtown have early- and mid-twentieth-century homes with steeper roofs and older ventilation; ramblers and split-levels fill the post-war neighborhoods; and large areas of newer construction ring the city. Apartment buildings, townhome associations and commercial buildings with low-slope membranes are a growing share of the roofs in town.

Southeastern Minnesota weather

Severe thunderstorms with hail and damaging wind are common across southern Minnesota from late spring through summer, and Rochester gets its share. The hills and river valleys of the southeast can channel wind, and winters bring snow, ice and freeze-thaw cycles. Newer roofs on large subdivisions often get hit by the same storm at the same time, which makes a clear, dated record for each home more useful.

Associations and multi-building owners

For townhome associations and owners of several buildings, we document each building to the same standard so the board can see what needs replacement, what needs repair and what can wait. That record also helps if a storm claim involves many units.

Newer roofs reaching replacement age

Many Rochester subdivisions were built within the same few years, so whole neighborhoods of roofs reach the end of their life, or take the same storm, at the same time. Builder-grade shingles, minimal ventilation and tight valleys are common on those homes. Many neighborhoods also have association rules or architectural review for roof color and material, and we work within them. A dated record for each home helps owners and boards compare one roof to the next and plan replacements in sensible phases.

How we work

We walk the whole building, document it with photos and measurements, and write the quote from the record. If a storm is involved and you choose to file a claim, we work with your adjuster at your request. We do not interpret policies or negotiate claims, and we never pay, absorb, rebate or waive any part of a deductible.
