Bloomington’s homes

Bloomington grew fast after World War II, and many of its neighborhoods are full of ramblers, split-levels and two-story homes from the 1950s through the 1970s. Many of those roofs are on their second or third replacement, and the homes often have low-slope sections over additions, aging gutters and fascia, and attic ventilation that was never upgraded. Newer townhomes and condominiums add association-managed roofs.

Commercial corridors

The city’s commercial and office corridors carry a lot of large, low-slope roofs: membranes, parapets, rooftop equipment and internal drains. Those roofs need documentation by location, so owners and managers can see where the problems are and plan repairs, restorations or replacement in phases.

Storms and winters

Summer thunderstorms bring hail and straight-line winds across the south metro, and mature trees add branch damage. Winter brings ice dams where ventilation or insulation falls short. We document roofs, gutters, siding and flashing together so the scope covers the real problem.

Low-slope additions and porches

Many Bloomington homes have a low-slope roof somewhere: over a family-room addition, a three-season porch or a garage connection. Those sections are some of the most common leak points we find, especially where they meet the steeper main roof or a wall, and where an old rolled roofing or a worn membrane was never flashed properly. We document them separately from the main roof, because they usually need a different material and a different crew.
