Commercial

Commercial roofs, measured and on the record.

Flat and low-slope membranes, metal roofs, agricultural buildings and multi-building properties, scoped from a documented condition record.

Systems we work on

  • Flat and low-slope roofing. TPO, EPDM and modified bitumen. Seams, terminations, penetrations and drains documented by location, so repair and replacement decisions are made on measured areas.
  • Metal roofing. Standing seam and exposed-fastener panels: fastener condition, panel deformation, sealant and trim documented before anything is written up.
  • Agricultural buildings. Machine sheds, pole buildings, shops and barns, where one storm often hits several structures on the same site.
  • Multi-building properties. Churches, schools, small portfolios and associations get one consistent record across every building, so the plan can be phased and budgeted.

How a commercial job runs

We start with a walk of the roof and the building envelope: the membrane or panels, flashings and parapets, rooftop equipment curbs, drains and scuppers, and the walls and gutters below them. Areas are measured, conditions are photographed by location, and the result is a written record an owner, a board or a property manager can read without having been on the roof.

From there the scope is written line by line, with quantities that match the building. If part of a roof needs replacement and the rest needs maintenance, the scope says so. Work is scheduled around tenants, operations and weather, and supervised against the scope you approved.

Same process, bigger roof

The commercial side runs on the same rule as the residential side: document first, quote second. For owners who want an independent assessment record across a portfolio, our assessment firm, Forensic Roofing Sciences, provides that separately.
